Here’s what to expect when renting with Squire Property Management…
Find a Property
Find a Property
To help with your search for a suitable property to rent, you can register details of your property requirements with Squire Property Management, and we will match any new properties that we list, against your details within our database. To register your details, please visit the tenant tab on our website, select Register your property search and submit your requirements. If you match with any of our available properties, we will contact you and provide you with property details. You can also follow Squire Property Management on Facebook for property updates.
It is also helpful to use property portals such as Rightmove, On The Market and Zoopla. You can also register your search details on these portals and set up alerts for any new property details.
You can also search for properties to rent on Facebook Marketplace.
Check Affordability
Check Affordability
Before viewing or applying for a property, you can check that your household income meets the minimum requirement set by LetAlliance, who carry out our tenant referencing checks.
Your household income needs to be equal to, or greater than the monthly rent amount multiplied by 30. Don't worry if your household income does not meet the minimum requirement, as you may still be able to proceed if you can find a suitable guarantor. A guarantor's minimum earnings need to be greater than, or equal to the monthly rent multiplied by 36.
It is also a good idea to check your credit file to ensure that you will pass a credit check. Try companies such as Experian, Clearscore, Equifax or Credit Karma, to check your credit score and seek advice on how it can be improved if necessary.
Viewing a property
Viewing a property
If you would like to view any of our available properties, you can contact us through the enquiry form on our contact page, or call us on 01480 731750 to arrange a viewing. We will go through your details and arrange a convenient time to meet you at the property, to show you around.
When viewing properties, it is important to consider things such as parking arrangements, and which items of furniture, or white goods are included in the tenancy. Check that your furniture will fit, and check out the local area if you are not familiar with it. It is best to view properties in daylight hours.
We can give you an application form at the viewing confirming all fees etc. During the application process we will need a copy of your passport, and proof of your current address, so it may be beneficial to bring these original documents with you to the viewing if you are keen to proceed.
Securing a property
Securing a property
If you would like to proceed with the rental of a property, please submit your signed application form, ID and proof of current address (if not provided at the viewing). We will then send draft copy of the tenancy agreement for your information and confirm any negotiations with the Landlord.
When terms are agreed, we will request payment of the Holding Fee to secure the property. The holding fee is equal to 1 weeks rent. Once received, we will stop advertising and showing the property.
Application
Application
On receipt of your holding fee, you will receive a link via email to complete your full application online via our referencing provider, LetAlliance. They will perform a credit check, an employment reference to confirm salary, affordability check and a Landlord reference if you have rented before. Once your checks are complete, we will receive a final report from LetAlliance confirming your eligibility.
We are required by law to carry out a “Right to Rent Check” to confirm that you have the right to live in the UK. If you are a British or Irish citizen you can show a British or Irish passport (current or expired) but some other documents are acceptable if you don’t have one. If you are not a British or Irish citizen, you can usually get a “share code” from the gov.uk site to prove your Right to Rent.
Book a move in date
Book a move in date
On receipt of the completed references, we will contact you and book a move in date. We will confirm arrangements in writing and also confirm the amounts due to be paid on, or before the move in date. You will also receive your tenancy documentation by email.
Funds due
Funds due
We will need to receive payment in cleared funds, by bank transfer, on or before your move in date. During the tenancy your rent will be due on the 1st day of the month, so we will calculate your first payment pro-rata, based on the tenancy start date. Your security deposit balance will also be due prior to receiving the keys. This is the security deposit, less the holding fee already paid if offset is agreed on your application form.

On your agreed move in date, we will meet you at the property to hand over the keys, and sign the tenancy agreement and prepared schedule of condition and inventory. We will serve you with all the legally required documents and deposit protection arrangements, test the smoke/carbon monoxide alarms, read the meters and give you details of how to report maintenance items etc. We will leave you in peace to move in, but will be at the end of the phone if you have any problems or questions.
