Deadline for Landlords: Renters’ Rights Act Information Must Be Issued by 31st May

by: Jacky Squire

March 24, 2026

With the introduction of the Renters’ Rights Act Phase 1 on 1st May 2026, landlords need to be aware of an important requirement: official Government guidance must be provided to all tenants by 31st May 2026.

This is not just a formality. The legislation places a clear obligation on landlords to ensure tenants are properly informed about their rights under the new framework. Failing to provide this information could leave landlords exposed to compliance issues, fines and may impact their ability to rely on certain legal processes later down the line.

What do landlords need to do?

By 31st May 2026, landlords must:

  • Provide tenants with the official Government-issued Renters’ Rights Act guidance
  • Ensure the information is given to all existing tenants, not just new tenancies
  • Keep a clear record that the documentation has been served
  • If you do not have a written tenancy agreement, a written statement of terms must also be provided to tenants

This applies whether you manage your property yourself or use a letting agent—ultimately, responsibility sits with the landlord to ensure compliance.  If you use a letting agent, check if they will be serving this information on your behalf.

Why this matters

The Renters’ Rights Act represents one of the most significant changes to the private rental sector in recent years. Among other updates, it introduces:

  • The end of fixed-term tenancies in favour of rolling periodic agreements
  • Changes to notice periods
  • A stronger emphasis on tenant protections

Providing the official guidance helps ensure transparency and reduces the risk of misunderstandings or disputes.

Don’t leave it until the last minute

With multiple compliance deadlines around this time, it’s easy for this requirement to be overlooked. However, issuing the guidance early not only keeps you compliant but also demonstrates professionalism and good communication with your tenants.
