How To Rent With Us

Find a Property:

To help with your search for a suitable property to rent, you can register details of your property search with Squire Property Management, and we will match any new properties that we list, against your details within our database.  To register your details, please visit the tenant tab on our website, select Register your property search and submit your requirements.  If you match with any of our available properties, we will contact you and provide you with property details.  You can also follow Squire Property Management on Facebook for property updates.

It is also helpful to use property portals such as Rightmove, On The Market and Zoopla.  You can also register your search details on these portals and set up alerts for any new property details.

You can also search for properties to rent on Facebook Marketplace.

Check Affordability:

Before viewing or applying for a property, you can check that your household income meets the minimum requirement set by LetAlliance, who carry out our tenant referencing checks.

Your household income needs to be equal to, or greater than the monthly rent amount multiplied by 30.  Don't worry if your household income does not meet the minimum requirement, as you may still be able to proceed if you can find a suitable guarantor.  A guarantor's minimum earnings need to be greater than, or equal to the monthly rent multiplied by 36.

It is also a good idea to check your credit file to ensure that you will pass a credit check.  Try companies such as Experian, Clearscore, Equifax or Credit Karma, to check your credit score and seek advice on how it can be improved if necessary.

Viewing a property:

If you would like to view any of our available properties, you can contact us through the enquiry form on our contact page, call us on 01480 731750, or email This email address is being protected from spambots. You need JavaScript enabled to view it. to arrange a viewing.  We will go through your details and arrange a convenient time to meet you at the property, to show you around. 

When viewing properties, it is important to consider things such as parking arrangements, and which items of furniture, or white goods are included in the tenancy.  Check that your furniture will fit, and check out the local area if you are not familar with it.  It is best to try and view properties in daylight hours.

If you wish to proceed with the property rental, we will need to see photographic ID (Passport or driving license), proof of residency (Bill or bank statement) and proof of your right to rent in the UK (UK passport, Biometric residency permit, or view and prove share code), in order to carry out a Right to rent check, which is a legal requirement, so it may be beneficial to bring these documents to your viewing, where they can be photographed for your convenience.

Securing a property:

If you confirm that you would like to proceed with the rental of a property, we will collect your proof of ID & Residency, if not provided at the viewing, and confirm any negotiations with the Landlord.  We will then send you an application to rent letter, confirming all fees etc.  You will be required to sign and retun this and pay your holding deposit equivalent to 1 weeks rent (Monthly rent X 12 divided by 52).

Application:

When we have received your holding deposit and signed application letter, we will email you a draft copy of the tenancy agreement to read and a link to complete your application form, online via our referencing provider.  LetAlliance will perform a credit check, an employment reference to confirm salary, employment details and a Landlord reference if you have rented before and a right to rent check if requested.  Once your checks are complete, we will receive a final report from LetAlliance confirming your eligibility.

Book a move in date:

On receipt of the completed references, we will contact you and book a move in date.  We will confirm arrangements in writing and also confirm the amounts due to be paid on, or before the move in date.

Funds due: 

We will need to receive payment of your deposit balance and pro-rata first months rent, in cleared funds, by bank transfer, on or before your move in date.

Property Handover:

On your agreed move in date, we will meet you at the property to hand over the keys, and sign the tenancy ageement.  We will also go through the schedule of condition and inventory, serve you with all the legally required documents, test the smoke/carbon monoxide alarms and give you details of how to report maintenance items etc.  We will leave you in peace to move in, but will be at the end of the phone if you have any problems or questions.
